Welcome
to Hawley Farm. Home of Graham and Pamela Perry, we are quietly situated
away from the sight and sound of roads. With large
trees close by, the many birds and wildlife can be heard in the Blackdown
Hills. A wonderful location, it is very
easy to find with good access. We are mainly a dairy farm with 140 milking
herd, the cows are milked a short distance away via a beautiful walk across
the fields to the the dairy at Harrisons farm. The holiday lets are in
a newly converted listed barn for 2010.
The Wagon House has two double bedrooms both are en-suite
and a large living dining room. The Cider Press, which was where all the
important business of cider making, storing, and (of course) drinking
took place, has three down stairs bedrooms; one double en-suite and two
double/twin. The spacious living dining room is upstairs and has good
views out of a large window.

You approach the "Cider Press" along the drive past the
lawn/patio garden to a small yard with flower tubs around where you can
park your car. Up 4 small steps and you enter through a large stable door
into the living room. On the south side there is a lawn with patio & garden
table/chairs for 6 people.

The living room is open plan with oak floors and has views
of the garden surrounded by trees and farmland where you can hear lots
of bird song in the mornings. There is a woodburner to enjoy on those
autumn /winter stays with TV/DVD and a large leather suite. The dining
area has a oak table with 6 chairs. A well planned kitchen with plenty
of fitted cupboards, double oven, hob, dishwasher, fridge, microwave,
toaster & kettle. A door leads into a utility with freezer, a sink, washing
machine & tumble dryer
The staircase leads down from the living room to a lobby
area where there is a large fitted cupboard for any luggage. A family
bathroom with a shower over the bath and heated towel rail. Bedroom 1
- has a en-suite wetroom, 5' bed, bedroom furniture, TV/DVD. A glass door
to the garden and small patio with garden chairs to enjoy that morning
cup of tea, listen to bird song and enjoy the countryside views. Bedroom
2 - is a double 6ft or 2 x 3ft beds, bedroom furniture & TV/DVD. A glass
door leads to the patio. Bedroom 3 - has a double 5ft or 2 x 2'6'', bedroom
furniture & TV.

You enter the "Wagon House" via a gravelled/paved area
with garden furniture and sun loungers, a perfect morning sun trap. There
are flower borders around, up 5 steps and you enter another gravelled
garden with flower tubs. A BBQ is available.

From the first garden you enter though double glass doors into a spacious
living/dining/ kitchen room. There is under floor heating throughout with
a wood burner for those autumn /winter breaks to sit around on a comfortable
leather suite with freeview TV/DVD for your enjoyment. The dining area
has an oak table with 4 chairs. The kitchen is well equipped with dishwasher,
fridge with freezer box, single oven, hob, microwave, toaster & kettle.
All the crockery and cooking utensils are provided for 4 people. A door
leads off to a utility area with a washing machine and tumble dryer. There
is a WC on the ground floor.
Up the stairs half way there is a door leading outside
to a gravelled area. At the top of the stairs there is a landing to the
oak floor bedrooms. Bedroom 1 - has views of farm & countryside a 6' bed
, bedroom furniture, TV /DVD . The large window allows a stream of sunlight
in the morning. The en-suite bathroom has a shower over the bath. Bedroom
2 - has a double (5ft) or 2 x 2'6'' singles. The en-suite bathroom has
a large shower.

The local historic (12th Century) pub, The Tuckers arms
is within walking distance, situated in the picturesque village of Dalwood.
A perfect place for walkers and cyclists with many footpaths and quiet
lanes for cycling. Also we are close to the coastline, where Beer, Branscombe,
Sidmouth, Lyme Regis are situated. There are also larger towns to visit:
Honiton, Axminster, Exeter, and Taunton, all a short distance away.
