Luggs Barn is a beautifully converted 18thC stone barn, offering spacious and characterful accommodation in a gloriously private setting.

Tucked away down a 300 yard private drive with a network of scenic footpaths on the doorstep, this picturesque property enjoys uninterrupted views across the Culm Valley to the village of Hemyock and beyond.

Situated in the Blackdown Hills AONB, Luggs Barn is the perfect base for visiting both north and south coastlines. The secluded position and enclosed garden make a holiday at Luggs Barn ideal for families.

ACCOMMODATION

Two ground floor suites and two first floor double bedrooms with family bathroom sleep 8 in comfort. The well equipped beamed kitchen boasts a window seat and large wooden table ideal for leisurely family suppers.

A double height hall leads the eye up to the fabulous vaulted first floor sitting room with exposed stone walls and antique oak beams, a wood burning stove and balcony from which to enjoy the spectacular views.

There is also a charming restored upright piano to add to the relaxed atmosphere. The outdoor sitting area with barbeque and comfortable furniture offers the perfect spot from which to keep an eye on the children playing in the large private garden, or simply to soak up the tranquillity and those glorious views.

Carefully renovated to balance period features with 21st century convenience, Luggs Barn features all the comforts of home. TV, DVD, sound system, Freeview, and plenty of games, books and CDs, as well as a selection of baby and toddler toys, ensure the whole family is entertained.

Children of all ages are very welcome. We can provide (by prior arrangement) a travel cot, highchair and stairgates as well as changing mat & 3 wheel pushchair.

Please note there are several internal steps as floor levels vary, so this property is unfortunately unsuitable for wheelchair users.

LOCATION

Secluded yet accessible, Luggs Barn is an ideal base for exploring the West Country, while the network of footpaths on the doorstep provide unlimited opportunity for a leisurely stroll or a more bracing hike!

Hemyock has a post office and store and a Spar, both of which carry a wide range of essentials. Honiton, the antiques centre of the West Country and renowned for its lace-making, is only 11 miles away and has a street market on Tuesdays and Saturdays.

The frequent farmers’ markets in all local towns are of course extremely well supported. The pretty towns of Sherborne, Topsham and Dartmouth are also popular destinations, while Axminster, the home of River Cottage, is just 30 minutes away.

Taunton and Exeter offer extensive shopping centres and leisure facilities, and Wellington has a selection of charming independent stores as well as banks and supermarkets. Wellington also boasts The Wellesley, an independent, old-fashioned cinema which stages the town’s annual New Year pantomime as well as showing the latest films.

TARIFF & AVAILABILITY

Prices range from £850 - £1350 per week

Weekly bookings run from Friday to Friday (7 nights). Short breaks are also available in low season in the form of weekend (Friday to Monday - 3 nights) or mid-week (Monday to Friday - 4 nights) breaks.

The barn is available from 4pm on the day of arrival through to 10am on the day of departure.

All prices include power and heat, linen, towels (except beach), logs and a welcome pack. Well behaved dogs are welcome (maximum of 2 depending on size and breed) at £25 per week or short break each.
